In week 7 of our home improvement at Las Palmas, I was really hoping that our home improvement will be done before July ends but now is August and still the house remains unfinished. What happened? It was a very long story that the problem existed with our contractor. What’s important is that there is already a closure between the contractor and us.

Before they stopped the improvement we have an arrangement with the contractor covering three important things. First, they need to accomplish the plastering to make the rough finish in the Kitchen area including outside the extension of the house installing the back door. At the kitchen area, they should also use the remaining materials for the closure of the extension including the walls. Second, they must fix the right elevation of the stairs removing the excess cement that was incorrectly done. Lastly, they need to use all the remaining cement in doing the smooth finish at the 1st floor.
After doing their part, our contract is over with them. My husband and I decided to personally handle the improvement controlling the materials that we should buy. We’ve already talked to our close skilled carpenter who’ve worked with us for many years. Because of the delay in our home improvement, our moving plan will be next year after the school year. My eldest son was enrolled here in Caloocan and we have to wait for the school year ending before we completely move to our new home.
It was truly stressful in handling house construction or home improvement. At least now I can see more progress before they totally stopped the improvement. Our next move is to secure our home and we will be installing grilles on the windows. Our target finish date is before Christmas. Once done, this will be a perfect gift for our family this Christmas. I have learned a lot in this journey of my life.

For the home improvement- construction of concrete second floor slab with stairs, movement of toilet and bathroom at the back of the house, extension of kitchen, and widening of windows at the side of second floor, nakagastos na kami ng more than P150,000. Wala pang finishing yun.

I have a unit at Las Palmas as well but unfortunately, I haven’t visited the place since it was turned over to me 2 years ago. It was an end unit on the curved part of the road. I was so disappointed during the turnover because that’s the time I found out that there’s an electric post right in front of my front door. It was so close but they won’t answer me when I asked if it’s inside my lot or not. I requested an appointment with the person handling this kind of concern but they won’t give me any name.
I was happy at first because the lot size is 108sqm which is more than double compared to the others at only P905k (bare type) – the bare-type middle units with lot size of 36sqm costs P500k then while it costs arount P600k now.
I just want to sell it now but I don’t know how i would price it. Do you have any idea? And what happened to your Las Palmas unit?

Since we changed plans in moving to Las Palmas, Bulacan, we stopped the finishing of the house. We wanted to sell it also. We haven’t visited our home there for almost three years. Lately, I happened to have met a person who has a property in Las Palmas too who is also living in Imus, Cavite. She updated us that they are not going to sell their property in Las Palmas because of the good location. There are already improvements in the subdivision like the water service there is already converted under MAYNILAD, internet connections are already available, there are commercial establishments within the subdivision.
I will update with new post once we’ve visited Las Palmas. Good luck to your property there. Better visit your house and take a picture of it then contact or talk to the person-in-charge for inspecrting your house and lot.

I’m actually hesitant to sell it as well because of the location. Also, it’s difficult to look for a flood-free areas nowadays. I really appreciate your response. It made me realize why I decided to purchase that property in the first place. I will definitely follow your suggestion.
